Chartered Building Surveyor

Our client is a prominent real estate group with a network of UK offices. Due to an increasing number of client commissions, in line with growth targets, they’re seeking to employ a Chartered Building Surveyor to their London office.
Principle role:
- Carry out building surveys of all types of commercial buildings and at times residential or properties
- Preparation of Schedules of Dilapidations and subsequent negotiations with opposing clients and professional representative.
- Advise clients on options available and the limitations of such options. Liaising with clients advisors e.g. Solicitors
- Knowledge of landlord and tenant legislation
- Refurbishment projects
- Acting as Party Wall Surveyor under the 1996 Party Wall Act
- Preparation of Schedules of Conditions and subsequent negotiations with opposing clients profession representatives
- Advise clients on preventative maintenance and planned maintenance strategy and implementing same
- Advise clients on specific building problems / defects
- Project management / construction monitoring on behalf of Landlord or Tenant. Also on behalf of lender including advice on financial matters regarding contract and release of monies
- Fire insurance valuations for commercial buildings
- Act as expert witness in building or property disputes and providing appropriate reports etc.
- Undertaking DDA access audits
PERSON SPECIFICATION
- Chartered Building Surveyor RICS or equivalent
- Specific Dilapidations experience
- Working knowledge of CAD Packages
- Strong organisational skills with the ability to consistently meet deadlines
- Sound relevant experience with extensive industry knowledge
- Good working knowledge of all relevant legislation
- Excellent team orientated interpersonal skills
- Strong communication skills
- Negotiating skills
- Presentational skills
- Competence in Microsoft office
- Excellent time management skills
- Ability to work independently at a professional level
- Leadership experience & willingness to mentor Graduates/Interns etc.
